Why small rooms are not simply cheaper

An ensuite has less area than a main bathroom, so the materials cost less. Everything else stays roughly the same. The plumber still attends, the electrician still attends, the waterproofer still attends, and the tiler still needs a full day for a set-out that is harder, not easier, because there is nowhere to hide a cut tile.

That is why the per-square-metre rate on an ensuite is typically higher than on a main bathroom, even though the total is lower. It is also why "we may as well do the ensuite too" is genuinely good economics when the main bathroom is already being done — the marginal cost of the second room is much lower than the first.

The three decisions that make or break a small room

The door. A hinged door that swings inward eats roughly 800mm of arc in a room that might only be 1.6m wide. A cavity slider costs more and needs wall depth, but in a tight ensuite it frequently buys back the only usable space there is. This decision has to be made before framing, not after.

The shower entry. A frameless screen with a return panel looks best and takes the most room. A walk-in with a single fixed panel and no door is often the better answer in a genuinely small space — it opens up the room visually and removes the swing entirely. The trade-off is splash control, which comes down to how carefully the fall and the screen position are set out.

The waste position. In a powder room this is nearly everything. If the existing waste is in the wrong corner, you are choosing between an awkward layout and a drainage change. On the North Shore, that choice plays out differently by suburb: the suspended timber floors common in the interwar housing through Roseville and Willoughby give you room to move, while the slab construction typical of Chatswood and Crows Nest apartments does not.

Adding an ensuite that does not exist

The most common version of this on the North Shore is carving an ensuite out of a bedroom or a hallway cupboard in an interwar house. It works when three things line up: enough floor area to make a legal, usable room; a drainage route to an existing stack with fall available; and a wall you are allowed to alter.

That last one is where heritage matters. Parts of Ku-ring-gai — Roseville, Lindfield, Killara, Wahroonga — sit inside heritage conservation areas, and there are heritage items through Willoughby and Mosman as well. Internal work in a listed property can carry conditions that do not apply to the house next door. The contractor can tell you what is likely; the council decides.

In an apartment, the equivalent constraint is strata. Work affecting waterproofing or common property generally needs owners corporation approval in a NSW scheme, and adding a wet area where there was not one before is exactly the kind of change that gets scrutinised. Start that conversation before you start designing.

Ventilation, light and the things people forget

Small wet rooms concentrate moisture. An exhaust fan that actually vents outside rather than into the roof cavity is not optional, and in a powder room without a window it is the only thing keeping the room dry. Get the fan sized to the room and ducted properly, and put it on the light switch or a run-on timer.

Lighting in a small room does more work than in a large one. A single central downlight will give you shadows exactly where you do not want them. Lighting at the mirror, and a warm colour temperature rather than a clinical one, is the difference between an ensuite that feels like a hotel and one that feels like a service station.

How much does an ensuite renovation cost on the North Shore?

As a 2026 planning guide, an ensuite generally runs $15,000 to $28,000 and a powder room $8,000 to $16,000. Ensuites cost less than main bathrooms mostly because there is less floor and wall area to tile, but the per-square-metre rate is often higher — small rooms concentrate the fiddly work without shrinking the trade call-outs.

Can I add an ensuite where there isn't one?

Sometimes. The question is always drainage: how far the new waste has to travel to reach an existing stack, and whether there is fall available to get it there. In a two-storey house with a bathroom below, it is often straightforward. In a single-storey home on a slab, it can mean cutting concrete across a room, which changes the economics substantially.

What is the smallest workable ensuite?

Around 2.2 to 2.5 square metres is generally the practical floor for a shower, toilet and small vanity, and it only works if the door swing and the shower entry are resolved carefully. Below that you are usually looking at a powder room — toilet and basin — which can work comfortably in about 1.2 square metres.

Does a powder room need waterproofing?

It still needs to comply with the wet-area requirements that apply to it, and the extent of waterproofing depends on the fixtures and the floor construction. A powder room with no shower has a lesser requirement than a full bathroom, but 'lesser' is not 'none' — the contractor should tell you exactly what is being waterproofed and to what extent, in writing.

Can the ensuite be done at the same time as the main bathroom?

Yes, and it is usually the cheaper way to do both. The trades are already on site, the skip is already there, and the tile order is a single delivery. The trade-off is that you lose both rooms at once, which is a real consideration in a household that only has two.
