The North Shore has three different housing problems

Quoting a bathroom here is not one job repeated. The North Shore covers at least three distinct kinds of house, and each one fails in its own way.

Interwar and Federation homes through Roseville, Lindfield, Killara, Gordon and Pymble typically have the original bathroom in the middle of the plan, often with a separate toilet next door. The single highest-value change in these houses is usually knocking the two together into one room — but that means moving a wall, and the wall may be doing structural work. It also means the drainage set-out changes, which is where a cheap quote and an honest quote start to separate.

1960s and 1970s brick-veneer and walk-up flats across Chatswood, Crows Nest, North Sydney, Neutral Bay and parts of St Ives usually have a compact bathroom, a concrete slab floor and, frequently, no fall to the waste worth speaking of. In a walk-up, the slab also means the waste position is expensive to move — so the smart money goes on layout choices that work with the existing waste rather than fighting it.

Harbourside homes in Mosman, Cremorne and Neutral Bay tend to have the space and the budget for a layout change, and the constraint moves from money to access. Narrow streets, steep driveways and no on-site parking make skip placement and material delivery a genuine part of the program, not an afterthought.

A quote that does not mention which of these your house is has not looked closely enough.

Councils, heritage and strata

Five councils cover the suburbs on this site: Willoughby City Council, North Sydney Council, Mosman Council, Lane Cove Council and Ku-ring-gai Council. For a bathroom renovation that stays inside the existing room, council approval is not usually the issue — the exception is heritage.

Ku-ring-gai has extensive heritage conservation areas across Roseville, Lindfield, Killara and Wahroonga, and there are heritage items scattered through Willoughby and Mosman as well. Internal wet-area work in a heritage-listed property can carry conditions that do not apply next door. If your property is listed or sits inside a conservation area, that needs checking with the council before design decisions are locked in — the contractor can advise on what is likely, but the council makes the call.

Strata is the more common constraint. A large share of Chatswood, North Sydney, Crows Nest and Neutral Bay housing is apartments, and in a NSW strata scheme, work touching waterproofing or common property generally needs owners corporation approval before it begins. Most schemes also restrict working hours and lift access. None of that is a reason to avoid renovating — but it does mean the approval timeline belongs in the program from day one.

What a real quote should contain

Renovation quotes vary wildly in quality, and the cheap ones are usually cheap because they are incomplete. Before you compare two numbers, check that both of them name:

  • The fittings and finishes by brand and model, not "quality tapware".
  • The tile allowance per square metre, and who is buying them.
  • The waterproofing scope, and whether cure time is in the program.
  • The rubbish removal and skip, which is a real line item on a strip-out.
  • What happens if something is found behind the wall — because on a 60-year-old bathroom, something usually is.

That last one matters most. Old bathrooms hide rot, rusted-out cast iron waste, previous unpermitted work and occasionally asbestos sheeting behind the tiles. A quote that pretends variations never happen is not being optimistic, it is being vague. Licensing, and what we can and cannot tell you

In NSW, residential building work over a set value must be carried out by an appropriately licensed contractor, and work above a higher threshold generally requires home building compensation cover. Plumbing and electrical work must be done by separately licensed trades regardless of the value of the job. Current thresholds and licence classes are published by NSW Fair Trading, and they are worth checking yourself rather than taking anyone's word for it.

We ask every contractor we work with to hold what the job requires — and we would rather you asked to see the certificates than assumed.

What does a bathroom renovation cost on the North Shore?

As a 2026 planning guide, a like-for-like renovation of a small bathroom generally lands around $18,000–$28,000, a full strip-out and refit of a standard main bathroom around $25,000–$40,000, and a larger bathroom with a layout change from about $40,000 upwards. Those are orientation figures, not quotes — the fixed written price comes after a measure on site.

How long will my bathroom be out of action?

Plan on three to four working weeks for a standard full renovation, and longer if the layout moves. A large part of that is waiting rather than working: the waterproofing membrane has to cure before tiling starts, and rushing that stage is the single most common cause of a bathroom failing early.

Do I need strata approval to renovate a unit bathroom?

Usually yes. In a NSW strata scheme, work that affects waterproofing or common property generally needs the owners corporation's approval before it starts, and many schemes also set permitted work hours. Check your scheme's by-laws and talk to your strata manager early — approval timing, not the build, is what most often delays a unit renovation.
