If a quote lands well below the bottom of the relevant band, that is not automatically a problem — but it is worth understanding precisely why before you take it.

The five things that move the number

1. Does the drainage move? This is the big one. Keeping the wastes where they are lets the plumber connect to existing pipework. Moving them means new falls and, on the concrete slabs typical of Chatswood and Crows Nest walk-ups, cutting concrete. On the suspended timber floors more common through Roseville and Lindfield, the same change is considerably cheaper.

2. Room size. Not linearly. A room twice the size does not cost twice as much, because trade attendance, rough-in and waterproofing setup are largely fixed. What scales is tiling and materials.

3. What is behind the wall. A pre-1990 bathroom can hide rot, rusted cast-iron waste, previous unpermitted work or asbestos-containing sheeting. This is the main source of variations, and the reason your quote needs a clear variation clause. Asbestos in particular halts work until it is assessed, and removal is done by a separately licensed asbestos removalist.

4. Finish level. Tapware from $300 or from $1,800. Tiles at $35 a square metre or $180. An off-the-shelf vanity or custom joinery with a stone top. This is the one variable you fully control, and it is where a budget is most easily managed up or down.

5. Access. Genuinely a line item on the North Shore. A Mosman terrace with no off-street parking, a third-floor walk-up with no lift, or a steep Lane Cove driveway all add labour to every delivery and every skip movement.

What the quote should include

Before comparing two numbers, check both name:

  • Fittings and tapware by brand and model
  • The tile allowance per square metre, and who buys them
  • Waterproofing scope and cure time, shown in the program
  • Skip hire and rubbish removal
  • Making good adjacent areas — paint, cornice, door architraves
  • The variation process and how discoveries are priced
  • A program in working days with trades sequenced

Where the money does and does not go

The largest single line in most bathroom quotes is labour, not materials. Four trades attend across three to four weeks, several of them more than once, and the sequencing means nobody works continuously.

That has a practical consequence worth knowing: spending more on materials moves the total less than people expect, and spending less on materials saves less than they hope. Upgrading tapware from mid-range to premium might move a $30,000 job by $1,500. Choosing a cheaper tiler can cost you the room.

Strata and heritage add time, not usually cost

In a unit, owners corporation approval for work affecting waterproofing or common property is normally required, and the approval timeline is routinely the longest lead item in the job. It rarely adds much to the price. It regularly adds weeks to the start date.

Similarly, in Ku-ring-gai's heritage conservation areas and for listed properties through Willoughby and Mosman, internal wet-area work can carry conditions. The contractor can advise what is likely; the council decides.
